West Virginia’s Land Survey History
Any West Virginian knows that Virginia and West Virginia were once unified before the American Civil War. The history of land surveying in West Virginia begins in colonial times. From 1744, Virginia encouraged settlement within what is now West Virginia by offering 1,000 acres for each family that land speculators brought to settle on the frontier.
During the first land surveys of what is now West Virginia, chains and compasses were used to mark lines from a starting point. Traditionally, starting points were chosen from natural features, such as mountains or large trees.
Surveyors would begin moving from their starting points using a compass while a trailing assistant cut straight lines through woods and stretch a chain of a known length along the line.
The process continued for some time under the auspices of the Virginia Land Office, and by 1754, 2.5 million acres of land had been granted to land companies.
Within West Virginia, the first warrants for military bounty land were awarded in 1782 from the Virginia Land Office. Many of these soldiers would sell their warrants to speculators, who would then sell them on again.
After the formation of West Virginia, the state government occupied unowned land and continued issuing grants. It wasn’t until 1951 that the state would locate and claim all original state land grants, sales, and surveys. These records were transferred to the state archives, where they remain today.
